米国グリーンビルディング協議会（USGBC）が、2024年のLEED住宅賞の受賞者を発表しました。この賞は、2024年 世界の住宅用グリーンビルディング市場においてリーダーシップを発揮するプロジェクト、開発者、および住宅建設業者を評価するものです。

2024年のプロジェクト受賞者には、米国、アジア、ヨーロッパ、南米のLEEDグリーンビルディング評価システムの下で認証された46,000を超えるプロジェクトの中から選ばれたものです。2023年には新しいLEED住宅プロジェクトの登録数が約5％増加しました。プロジェクト数の増加は、住宅部門における開発者、建設業者、および所有者の間で持続可能性へのコミットメントが高まっていることを示しています。この部門は、米国の温室効果ガス排出量の約5分の1を占めています。

◼️LEED認証とは？

LEED（Leadership in Energy and Environmental Design）とは、米国グリーンビルディング協議会（USGBC）が開発した、建築物の持続可能性を評価するための国際的な認証システムです。LEEDは、エネルギー効率や環境への影響を総合的に評価し、建物の設計、建設、運用において高い基準を満たすプロジェクトに与えられる認証です。

日本で普及しているZEH（ゼロ・エネルギー・ハウス）は、主に家庭のエネルギー収支をゼロにすることを目指した取り組みですが、LEEDはそれを上回る素晴らしい認証制度です。LEEDは、エネルギー効率だけでなく、材料の持続可能性、水の使用量、室内環境の質、廃棄物の管理など、広範な環境性能を評価します。そのため、LEED認証を取得した建物は、単なるエネルギー削減に留まらず、総合的に環境への負荷を最小限に抑えた、地球に優しい建物として認識されます。

LEEDは世界中で広く認められており、国際的な標準として、より高い持続可能性を追求する建物に対する評価基準として位置づけられています。これにより、日本のZEHを超えるグローバルな信頼性と持続可能性を実現することが可能です。

The U.S. Green Building Council (USGBC) has announced the winners of the 2024 LEED Homes Awards. These awards recognize projects, developers, and homebuilders who have demonstrated leadership in the global residential green building market for 2024.
This year’s project winners were selected from over 46,000 projects certified under the LEED green building rating system across the United States, Asia, Europe, and South America. In 2023, the number of new LEED residential project registrations increased by approximately 5%, reflecting the growing commitment to sustainability among developers, builders, and owners in the residential sector. This sector accounts for about one-fifth of the U.S.’s greenhouse gas emissions.
“LEED homes are energy-efficient, resilient, reduce energy costs, and positively impact human and environmental health while increasing their value,” said Peter Templeton, President and CEO of USGBC. “We commend this year’s winners for their commitment to building healthy, sustainable, and resilient homes that meet the needs of their communities. Their example is critical to decarbonizing the housing sector and bringing the benefits of green building to all homeowners and renters.”
🔶 Outstanding Multifamily Residential Projects: An Award Bestowed on Only Four Properties Worldwide🔶
⚫︎ Suzumori Village, Saitama, Japan (LEED Gold)
This low-rise rental housing complex is located in an urban area rich in public transportation and greenery. The owner developed a project that enhances the value of the entire region by constructing a verdant annex-style residential complex with the same volume as the adjacent single-family homes. Furthermore, the team aimed to create a high-level, eco-friendly residential community that contributes locally by saving energy and reducing carbon dioxide emissions at all stages, from construction to post-occupancy, thereby minimizing the environmental impact globally.

⚫︎ 55 H Street, Washington D.C. (LEED Platinum)
This 100% electric, low-carbon building is designed to include a dedicated outdoor air system with variable refrigerant flow and heat recovery. This setup provides controlled air-conditioned ventilation, improving indoor air quality and resident health while reducing greenhouse gas emissions.

⚫︎ Green Levels, Munich, Germany (LEED Gold)
Green Levels is located on the former Siemens manufacturing site in Sendling-Westpark, Munich. The project team built apartments, social facilities, offices, shopping, and open spaces on approximately 13,500 square meters of land. The five buildings include 263 apartments surrounding three green courtyards, fostering daily interactions among residents.

⚫︎ Prairie Hill Cohousing, Iowa City, Iowa (LEED Gold)
Prairie Hill is designed to promote interaction and support among its residents. Over 50 residents live in 37 homes, offering a multigenerational living experience where neighbors know and support each other. The community’s central shared building offers meeting spaces, communal dining, recreational activities, and guest accommodations, promoting social interaction and mutual assistance while reducing the isolation often felt in traditional housing settings.

◼️What is LEED Certification?
LEED (Leadership in Energy and Environmental Design) is an international certification system developed by the U.S. Green Building Council (USGBC) to evaluate the sustainability of buildings. LEED certification is awarded to projects that meet high standards in the design, construction, and operation of buildings, considering energy efficiency and environmental impact comprehensively.
While Japan’s ZEH (Zero Energy House) initiative primarily aims to achieve net-zero energy consumption in homes, LEED surpasses this with a remarkable certification system. LEED evaluates a broad range of environmental performance metrics, including energy efficiency, material sustainability, water usage, indoor environmental quality, and waste management. As a result, LEED-certified buildings are recognized as environmentally friendly, minimizing their impact on the planet beyond mere energy savings.
LEED is widely recognized worldwide and serves as an international standard, setting evaluation criteria for buildings that pursue higher sustainability. This makes it possible to achieve global reliability and sustainability that surpass Japan’s ZEH.
